Our New Homes Division is highly experienced in the opportunities and challenges faced by housebuilders and residential developers involved in new-build projects, developments and proposals. We advise residential developers, and draft documentation for the disposal and future management of complex and substantial completed developments.
Acting for both local and national housebuilders, our expertise ranges from small projects to large, mixed-use developments, brownfield sites and town centre developments. We are used to working to developers’ deadlines, and managing peaks in workflows.
We also have considerable experience of selling off-plan and preparing packs for foreign investor sales.
A wide range of services
We can offer the following services to residential developers:
- Site set-ups and creating site-specific information packs for purchasers
- Setting up management companies with bespoke articles of association
- Providing regular reports
- Acting on part exchange properties
- Acting for developers on Help to Buy sales
- Preparing deeds of release of charges
- Preparing and granting photovoltaic leases
- Providing restriction certificates
We can advise you from the initial site set-up to the disposal of the last unit, arranging meetings to discuss the site and ensuring that we have all the information required to set up the documentation. We will also discuss any management requirements you may need.
Our experienced New Homes division lawyers can arrange for the plans and transfers and/or leases to be submitted to the Land Registry for approval, and prepare site-specific information sheets and document packs, which we will send to each plot purchaser's conveyancer together with the contract documentation. Throughout the process we provide regular updates, making sure all deadlines are met.
Our team can also act on behalf of developers and management companies in providing consents to transfers on completed developments, including requirements for consent issuing certificates. We are able to act on preparing and completing deeds of release of charges where developers have a second charge on properties. We will also check documentation transferring ownership and ensure that your interests are protected.
