Site Set-Ups and Plot Sales
If you have acquired the residential development site with the assistance of IBB’s residential development team we will liaise directly with our colleagues, without inconvenience or cost to you, to ensure a smooth transition of all the relevant information to enable our New Homes Division to deal with the site set up and disposal of the plot sales
If you have acquired the residential development site with the assistance of other solicitors then we are happy to liaise directly with them to obtain all the information we require if you would like us to.
We can also meet with you to discuss the site and we can advise you on how best to structure the disposal of the plot sales and the management of any common parts and/or common areas and provide guidance as to how to produce conveyance plans which are Land Registry compliant.
At an early stage we will seek to understand whether you have any particular objectives or timing deadlines that need to be achieved and we will work with you to do our best to achieve them.
We will arrange for conveyance plans and plot transfers and/or leases to be approved by the Land Registry prior to disposal of each unit.
We will prepare a detailed site-specific information pack for plot purchaser’s solicitors so as minimise the number of additional enquiries raised by plot purchaser’s solicitors with the aim of facilitating a quick exchange of contracts.
We will deal with any enquiries raised by plot purchaser’s solicitors quickly and efficiently and keep you regularly updated throughout the process.
